“A comprehensive guide for buyers and real estate agents navigating Nigerian land documentation, verification procedures, and legal safeguards.”

A Certificate of Occupancy (C of O) is issued directly by the state government to the first owner of a plot of land for a leasehold of 99 years.

Subsequent sales or transfers of that same land require Governor's Consent to remain legally binding under the Land Use Act of 1978.

Before committing funds, ensure your legal counsel executes a thorough search at the Registry to confirm encumbrances, perfection status, and authentic ownership history.

Never finalize a real estate transaction without verifying the land registry records at the state Ministry of Lands.
